- A 5-day grace period applies; late payment or returned payments may incur fees of up to 5% after the grace period.
- Rent includes all utilities (electric, water, internet), maintenance, and shared amenities. Renters making excessive use of space heaters or other devices consuming excessive amounts of electricity or water may be subject to additional charges.

6. Guests
- Guest rules are defined in the House Handbook.
- You are responsible for your guests.
7. Use of space
- Renter agrees to follow all guidelines as described in the House Handbook, and as may be updated from time to time.
- No prohibited conduct: no illegal activity, harassment, threats, or unsafe behavior.
- No sub-licensing: you may not transfer or share your access rights.

- Report lost access immediately.
- Do not prop exterior doors.
- Co-op may enter Renter's office with 24 hours' notice, except in emergencies.

10. Communications and notices
- Official notices from Co-op to Renter are delivered by email. Signal is a supplementary channel.
- Disputes are addressed first with a coordinator, then with the President of the Co-op, and, if still unresolved, in small claims court. Each party bears its own fees.
11. Disclaimers and limitation of liability
- Co-op provides the space "as-is" and does not guarantee uninterrupted access or services.
- To the maximum extent allowed by law, Co-op is not liable for indirect or consequential damages arising from use of the Premises.
- Renter is responsible for insuring their own equipment and business. The Co-op maintains general liability insurance for common areas as in effect from time to time. The building ownership maintains property insurance for the building but does not cover Renter's equipment or business liability.
- Renter agrees to indemnify and hold harmless the Co-op, its members, and coordinators from any claims, damages, losses, or expenses (including legal fees) arising from Renter's use of the Premises, negligence, or violation of this Agreement or House Handbook.
- Renter assumes all risk of injury, loss, or damage while on the Premises. Renter waives claims against Co-op and its members for ordinary negligence, except where prohibited by California law.
12. Termination and enforcement
- Termination for convenience (if month-to-month): either party may terminate with 30 days' written notice. If termination occurs in a fixed-term agreement, Renter is responsible for payment through the end of the term unless another agreement is made.
- Co-op may terminate immediately for serious misconduct (including harassment, threats, violence, illegal activity, or repeated safety/security violations).
- Co-op may terminate if payment is overdue by 30 days.
- Upon termination, Renter must return all access items — keys, codes, cards, and members-area login credentials — and remove personal property by a stated deadline. Members-area login credentials are revoked at termination.
- Property left in the space 15 days after termination, after written notice to Renter, may be disposed of by Co-op.
13. Miscellaneous
- Entire agreement; amendments must be in writing.
- Governing law: California.
- Severability; waiver; counterparts; electronic signatures.
